Planning BoardAs required by the Town Code, the PB reviews applications for Major & Minor Subdivisions, Lot Line Revisions, Subdivision Legalizations and Wetlands & Watercourse Permits (WWP). In addition, when referred by the Zoning Enforcement Officer (ZEO), the PB reviews applications for Special Use Permits and Site Plan Reviews. For certain proposals that do not require a Building Permit, applications for Special Use Permits can be submitted directly to the Planning Board without ZEO referral. See below for additional information. |
Site PLan Review

Prior to the issuance of a Building Permit or a Certificate of Occupancy or Use in any zoning district, except for a 1 or 2-family dwelling and related accessory or general agricultural uses permitted by right, the ZEO shall require preparation of a Site Plan for referral to the PB for Site Plan Review (SPR). Environmental Impact |
PB reviews the environmental impact and makes determinations of significance for each application it receives towards protecting: air quality, surface or ground water quality or quantity, noise levels, existing traffic patterns, potential for erosion, drainage or flooding problems, aesthetic, agricultural, archeological, historic, or other natural or cultural resources; or community or neighborhood character. |
Sub-divisions |
The Planning Board considers subdivision plats as part of a plan for the orderly, economic and efficient future growth and development of the Town consistent with its rural character and the continuing needs of the community. |

The Town adopted Protection Standards in 2009 to prevent further destruction of wetlands and watercourses and to regulate uses and activities conducted in or near bodies of water, watercourses, wetlands and their associated buffers by establishing a permitting process.
